UAD 3.6 Is Coming: Why Hybrid Appraisals Could Matter to Veterans

A major shift is approaching in mortgage appraisals—and veterans, homebuyers, and veteran-owned businesses should not mistake a temporary bridge for a permanent solution. The Uniform Appraisal Dataset (UAD) 3.6 is on the way, while a limited government-sponsored enterprise (GSE) exception allows certain loans to continue using UAD 2.6 through May 19, 2027. But an important protection changes sooner: representation and warranty relief begins to fall away on March 1, 2027.

That gap matters. The exception gives parts of the mortgage industry more time to transition, but it does not mean every lender, loan, or appraisal can use the older format until the final date. Nor does it freeze other requirements. Lenders and appraisal partners will need to confirm which rules apply to each transaction, and veterans should ask questions early rather than assume the process will be identical from one lender to another.

UAD 3.6 is designed to modernize how appraisal information is collected and delivered. Hybrid appraisals—where a licensed appraiser analyzes a property using data gathered in part by another qualified person—fit into a technology-driven environment that relies on consistent, structured information. When the data and workflow are reliable, a hybrid approach may help some transactions move more efficiently. It is not a shortcut around valuation standards, and it does not guarantee a faster closing or a higher appraisal.

For veterans using VA home loan benefits, the distinction is especially important. A VA-backed purchase still involves appraisal requirements intended to assess value and basic property conditions; a new data format does not erase those safeguards. Veterans should ask their loan officer whether the lender accepts hybrid appraisals for their specific loan, who will inspect or collect property information, and whether the appraisal timeline could affect closing. Clear answers can help buyers plan around moves, deployment-related logistics, or a tight purchase schedule.

Veteran entrepreneurs may feel the change from another angle. Those who own appraisal, inspection, property-data, or mortgage-service businesses could encounter new technology and training costs, revised procedures, and pressure to exchange information in the updated format. At the same time, the transition may create opportunities for veteran-owned firms that can deliver dependable field data, secure systems, and strong quality control. The opening is real, but so is the need to verify client requirements before investing.

The approaching dates deserve attention: March 1, 2027, marks the start of reduced representation and warranty protections under the stated transition, while May 19, 2027, is the end of the described UAD 2.6 exception. These are separate milestones, not a single switch. The consequences may differ by loan and participant, so lenders and service providers should consult current GSE guidance rather than rely on headlines or informal summaries.

For veterans, preparation is practical protection. Ask lenders which appraisal process they expect to use, confirm deadlines in writing, and leave room for follow-up if data needs correction. For veteran business owners, review contracts, software readiness, staff training, and partner expectations now. UAD 3.6 will bring change; hybrid appraisals may help make that change workable. The winners will be those who prepare carefully—without confusing flexibility with guaranteed protection.
